GRINDLE and DEBORAH GRINDLE to UNITED COMMUNITY BANK, dated March 1, 2019, recorded March 28, 2019, in Deed Book 8239, Pages 438-445, Hall County, Georgia records, said Security Deed being given to secure a Note from JEREMY GRINDLE dated March 1, 2019, in the original principal amount of TWENTY FOUR THOUSAND FOUR HUNDRED AND NO/100 ($24,400.00) Dollars, with interest due thereon on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Hall County, Georgia, within the legal hours of sale on the first Tuesday in February, 2025, the following described property: All that tract or parcel of land lying and being in the City of Gainesville, Hall County, Georgia, consisting on 0.461 acres and being all of Lot 8 and part of Lots 9 and 10, Harbor Cove Section of Honeysuckle Hills Subdivision, and being more particularly described according to a survey by Farley-Collins Associates, Registered Surveyors, dated March 22, 1996, as follows, beginning at an iron pin located on the southwest side of the right of way of Harbor Cove, said iron pin lying 216 feet Southeast of an iron pin, located at the intersection of Harbor Cove and Honeysuckle Lane, as measured along the Southwest side of the right of Harbor Cove and running south 66 degrees 00 minutes 00 seconds, West 140.99 feet to an iron pin, thence South 24 degrees 00 minutes 00 seconds East 88.40 feet to an iron pin, thence South 60 degrees 06 minutes 00 seconds East 120 feet to an iron pin; thence North 19 degrees 12 minutes 00 seconds East 102.70 feet to an iron pin located on the southwest side of the right of way of Harbor Cove, thence along said right of way North 24 degrees 00 minutes 37 seconds West 110.49 feet to an iron pin located at the Point of Beginning. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
